Transformation of a Historic Jesuit Residence into Student Housing

The transformation of Georgetown University’s historic Jesuit residential complex into the Ida Ryan and Isaac Hawkins Halls supports the university’s master plan and long-term goal of housing 90 percent of its student population on campus. The halls occupy a prominent site adjacent to the Dahlgren Chapel and overlooking the campus quadrangle. The buildings now feature a mix of suite and semi-suite units, including a new built-in loft unit option, as well as academic and other student-oriented spaces.

Having worked with Georgetown University for more than 40 years, Mueller Associates was asked to review this fast-track project as it was nearing completion. Mueller evaluated the existing steam service and domestic water heating system and developed recommendations to be implemented prior to student occupancy. As a result of this evaluation, Mueller prepared construction documents to replace the single large domestic hot water storage tank—more than 30 years old—with a modern semi-instantaneous steam-to-water heater system for improved efficiency and reliability. Additional upgrades were also implemented to enhance energy savings. Mueller also provided start-up consulting services to assist the university with testing and corrective measures to resolve issues with the original design by another firm. This included addressing undersized chilled water piping, relocating system differential pressure sensors, evaluating the energy recovery wheel performance, assistance with commissioning, and reviewing calculations for inadequately conditioned spaces that required larger-capacity fan coil units.
